Concept Design. Planning Drawings
The Concept and Schematic Design seems like the most important part of the design and planning. It is also the fun part for the clients. The schematic phase has a great deal of sketching, a lot of meetings, and basic design. I have held meetings with Clients and advised them on the best design and layout approach together with the legal framework, processes and building procurement. Effective communication is really important so the client understands the program and succeeding steps in the designing process. The presentation of ideas and problems solutions are the key to a successful client-architect relationship. Once the basic design is locked down, the architect and owner will agree to proceed to the next phase, which is the preparation of all the documents required for planning, ensuring compliance with legal requirements or standards and planning drawings submission to hopefully achieve building consent.
